Our Terms

Phoenix Collaroy offers short-term rental accommodation through Beach Hub Pty Limited, whose terms are listed here.

 

Beach Hub Pty Limited provides Hosting Services to Property Owners and Guests relating to the short-term use of residential property. These services are either:

​

  1. facilitated through Third Party Hosting Platforms such as Airbnb, VRBO and Booking.com (potentially introduced via their channel partners such as TripAdvisor and Expedia)

  2. arranged directly with Guests who pursue a booking through us without an intermediary

In using our services, you accept that our terms for Guests and Property Owners may be subject to the business terms of a Third-Party Hosting Platform and those of their channel partners.

Unless otherwise agreed by us in writing, our responsibilities are limited to:

  1. assisting Property Owners with marketing their listings by publishing them on Third-Party Hosting Platforms.

  2. managing an optimal rate for the listing of a Property

  3. interacting with potential Guests to answer questions and arrange a stay at a Property

  4. managing check-in’s, check-out’s, professional cleaning (including the cost of cleaning materials) and re-stocking basic supplies

  5. arranging professional vendors to provide services before, during and after the Guest’s stay, including property maintenance and handling unexpected events such as when guests are locked out

As a condition to using our Services, property owners understand and agree that:

  1. We do not provide any warranty or guarantee as to the performance, accuracy, timeliness, completeness or suitability of the information and materials for any particular purpose that is found or offered on or through a Third-Party Hosting Platform

  2. While we make reasonable efforts to ensure the bona fides of Guests and vet their ratings by prior hosts, we are not responsible for the behaviour of Guests during their stay.

Property Owners are responsible for ensuring their insurances are appropriate for short-term rental accommodation.  While Third-Party Hosting Platforms provide certain protections, these may not cover every circumstance and direct bookings do not enjoy this coverage.
